It's time I make a change. Ideally this thread will be the start of regular updates and progress. Hopefully having this public gives me accountability and allows me to rationalise my thoughts.

My Life Today

Today my life is pretty shitty. I'm stuck in a rural town and don't get up to much. I have a pretty dissatisfying home life. I have an incredible amount of free time because I have been fortunate enough to be self-employed reselling technology. While reselling is a wonderful thing, having too much free time and being stuck at home sucks. My aspirations are in excess of just living at home. It's time I make a change.

Certainly I feel I have done well for myself financially. However I want to do more for myself. I want to fill my time in. I want to try do more in life. For all the thinking about where I wanted to as an adult, I don't feel like I have done much to really get close to those goals. Even though, compared to others in my age bracket, I have certainly done well. Having no social life bothers me substantially.

I'm in a good place but I'm not where I want to be necessarily. I don't just want to have one reselling business and be complacent with what I have. I want to push myself. I want to have more experiences. To meet more people. To make some decent strides towards my goals of home ownership, travel, making friends, and doing decent recreational activities as well as building some businesses. I'm tired of being an anxious pussy, there's no doubt that my current state of affairs exaggerates this.

I find it incredibly dissatisfying to think about the pace of which my life is going past me. It fills me with a lot of dread and fear about how little I've done so far. For so long I have waited to be an adult. Now that I am, I don't necessarily feel the gravity of it. It doesn't feel that way. I feel 16. I don't feel necessarily any different today than I did back then. It just feels like I'm staying home from school everyday and making money instead. I was expecting more of a switch to go off and to wake up one day and change, but that hasn't come.

What I Want

What I find important is having the freedom to do as I please within reason. Working when I please. Having the space to think regularly. Being able to walk and bike as I want. Having enough money to enjoy small pleasures (eating food I like, running the heater to insanity, long showers). My worst fear is being living the wagie life with no aspiration.

For that reason, I consider moving to Auckland first and foremost is the foundation for all this to occur. It presents business and lifestyle opportunities for myself which I appreciate. I feel completely limited in what I can do in a small town. Auckland allows me to enjoy nicer weather, which I appreciate, various social amenities, it allows me more chances in business, and I can be more under the radar. The incestuality and gossip of a small town does bother me to the point of me inhibiting going to certain places. It feels as if you can't attend something without seeing someone who eventually makes a comment and seeming like the whole neighbourhood knows before it circles back to your family. Then having to answer and talk about that. Just horrible. Probably a British trait.

Life - The Way I Want it in 2023

  • Confidence Building

Something I struggle with is my own confidence and self-esteem. Staying at home a lot probably contributes to this abnormality. Some of it is probably a real mental issue. Some of it is from not getting out a lot. Additionally I need to jus throw myself into the wringer to get over myself and expose myself to what I fear. I would like to get over it and be more of a confident person.

  • Getting a Job

This step is very important for me moving out. The only reason why I haven't pulled the trigger yet is because I haven't got a job, so I figure why should I move? Trouble is, since I don't have an address anywhere close to where I'm applying, it's probably contributing to me being turned down. Though there is always a possibility that, as I have only ever been self-employed, this could be working against me too. I probably also have a terrible CV from this.

I want to get a full-time night-shift job as an anchor to move out. This is to provide a baseline for moving out. While I'll continue to resell, I want to occupy my time as well. This will give me some stability while the reselling earnings fluctuate.

I'll use the savings gained from reselling and this job to build a war chest of savings. This is to provide capital for the property management business I want to do. All the while it'll allow me to cover the increased costs of living on my own. A win-win.

I don't intend at staying at a job forever. I want to do this for say, half a year, wait for the other business ideas I have to build up, and then cut back the hours or quit. Or perhaps the other businesses don't take off and use as much time and I continue it. I'll see how I feel.

The worst fear I have is just getting paid and then giving up on the other goals I have because I feel too tired to work on them. Though that's irrational, I think that would be unlikely.

For reselling, people list throughout the day so that gives me the best chance of catching deals. For the property business, being free through the day is sensible.

This job isn't about making insane money. It's simply a temporary anchor. I don't care about making incredible money. It's better to make $800/w and have secured employment than be unemployed for 2 months to get a $1000/w job.

Self-employment does feel easier than applying for employment. I do hate being at the whims of others and having to wait for bureaucracy. In my own life I can just do something and get the outcome I want in reasonable time. Having to wait days or a week to hear back is grating.

  • Property Management Business

This step is what I'm working towards the most. Everything I want to do is conditional on this. I believe this business presents the most opportunities for me. It allows me to make a decent living while having decent free time. It's a reasonably light business time-wise. It's a good balance of paper work, people, and the tangible real stuff. I can feel myself doing it, especially as I have a love for real estate already.

This step is going to be bloody hard. It's not necessarily capital intensive. It's going to be difficult to find landlords and earn their trust. For $2,000 a year I could be managing a $1,000,000 asset. It's not going to be easy. It won't happen overnight, which is why the job is essential for those first few months.

I genuinely think I can do positive things in this area. I have my personal reasons for why I am attracted to such a business. I believe I can strongly provide my moneys worth for landlords. There's doing the normal property business stuff, but I want to add my twist on top. Being thorough is essential to me. Comprehensive inspections. Regularly checking properties from the street doing drivebys. Doing common sense maintenance (say minor painting of window sills, tightening screws, caulking) for the landlord at virtually no cost during inspections. Helping out with mowing and cleaning for landlords and tenants (not all the time, but better to get things done than just moan about it). I don't want to be the type of manager who just immediately calls on contractors the moment something goes wrong. I want to be the type to crawl into the ceiling and get an idea myself and then deciding. I might cost $2,000 a year, but I want the landlord to save $5,000 because they hired me. I strongly believe I can do this.

I don't need to be licensed at all to do this business. It's a completely unregulated sector in NZ. The plan is to simply register it as a business so I have some legal protection and just then doing it. I have a broad plan.

My plan is just to go hard on getting landlords. I want to try my hand at cold calling. Direct mail. Messaging people on social media. Connecting over LinkedIn. Fake reviews. Asking questions pretending to ask about the business just to get exposure. Paper advertising. School sport sponsorships if it's cheap enough. All that kind of thing. The actual management and tenancy side is almost an irrelevancy. That all seems very easy. Attracting landlords seems to be the difficult part.

It's bloody funny how things come to you. This isn't something I considered, then one day it popped into my mind, somehow. It's something I've been keen on since.

  • Car Reselling

This seems like a logical progression of tech reselling. I want to sell used EVs and cheap beater cars. Simply a matter of finding good cars for $1,500 that are really worth $2.5 or $3 grand. 160,000 on the clock, registered, running, safe enough. Etc. Nothing too particular or fancy.

  • Books

I have two books which are decently written out, though progress is stalled. I'm not sure there is a commercial endeavour to be had given my lack of credibility and fame. One book is at approximately 37,000 words while the other is at 25,000. I'll probably release them to no financial success but that's fine. Excluding the fact that I am completely stalled and have been for some time, I do believe in the subjects I discuss. Even if I don't make money, the fact I've propagated my own beliefs would be fulfilling in a sense.

  • Long-Term Cabin Rentals

This is a little unique to NZ. Due to the cost of housing, some families essentially rent an extra bedroom. These are warm, insulated, well-built cabins with a power connection. Toileting and kitchens are illegal. You have to go inside the house for that.

So my whole spiel is just trying to find cabins I could buy for around $10,000 with a trailer attached so moving it is easy. Though I would transport to move it. Then once you get it on the yard, you can move it into place using a trolley jockey. If it rents for about $80/w that would be basically making a 30 to 40% return on investment. Not bad. It's basically rental properties with a lower barrier to entry. Though these cabins are rare as is. I have seen a few for sale that I kick myself for not buying. But I don't have a decent means of transport.

  • Motorhome Rentals

I have seen a wonderful website called Camplify that allows you to list your own motorhome and rent it out to travellers. There's certainly a risk of some bloody French bastard redlining it and blowing the head gasket. But there perhaps could be some decent money to be made here. Trouble is: cars. Cars are bloody nuisance.

The theory is that I could find a motorhome, let's say for $10,000. Then rent it out for $50/night. Assuming some vacancy, let's say 70%. That would be $12.7k return before costs. That would be a decent return.

  • PC Building

I have tried my hand at this before but not as a dedicated business. I'm thinking about building PCs for sale. I don't have high hopes if it would be exclusively on Facebook marketplace advertising. I would be lucky to make one sale a week. But hey, it could perhaps work out to be a bonus two-to-three-hundred dollars a week if I'm lucky. It's easy work. Why not?

I would standardise parts where possible. Only difference would really be GPUs, CPUs, ram, storage, and cases. Mobo and PSU can be standardised.

I can get costs down by using a distributor. Buying in bulk. Etc. Ideally I buy 10% under MSRP value using part distributors. Then sell for 10% on top. And profit that 20% without looking too greedy or excessive.

  • Real Estate Sale Services

I want to try my hand at offering a service exclusive to agents who want that extra spice when they sell. Offering to do 360 scans with a MatterPort. Drone photography. Photography. And the creme de la creme would be doing a cheap bootstrap website to market the property. This would be fairly cheap and may look like it's going the extra mile when selling a house.

  • Technology Subscription Store

This is quite a low priority thing. Basically as I have distributor access, I could theoretically setup a store that can call on the API. I’ll undercut retailers by selling a little below MSRP. But for people to buy, they must subscribe to the website. So the Amazon Prime or CostCo model. That’s where my profit would be. The distributor takes care of shipping. No idea if there would be a market for this.

  • Home Buying Service

I’m dissatisfied with current market pricing of housing, especially in Auckland. Though I have a price where I would want to buy a house. Half a million dollars. At these interest rates that would mean the property would only be slightly negatively cashflow. Of say, $100/wk. A gap that would ideally be closed as rates come down and you increase rents.

The way I would do this is simply by replicating what other home buyer services do. Setting up signs. Direct mail. Cold calling. Find people who want to sell. And then sting with them it being decently under market value. Say a 30% discount.

All this would take time. Months. Maybe even years. But I believe that if I try enough people, eventually someone will bite and find my service useful. That allows me decent time to secure a deposit and look good for the banks too.

Basically I would be finding a house worth, say $750,000. Offering them 30% less, so $525,000. Slapping down a $105,000 deposit for the mortgage side of things. Then having a high equity, reasonably low mortgage (compared to others) house. Even if I hate the house, I would be ideally ahead that I could just fob it off and make some quick money.

I want a decent quarter-acre 1930s to 1960s state house build. Something low maintenance and durable. It looking cosmetically old isn’t a problem.

This will take a long time.

  • Tech reselling. I still do this though I feel I have hit a saturation point which is why I want to try these other businesses. I can and will still continue to resell tech up in Auckland. But I don’t want to depend on it being my only thing. At least with a job, even if this is the wrong path, I will have moved forward a little bit rather than just financially stagnating and saving far less with the increased costs. My income from tech reselling probably wouldn’t differ too much from moving. My costs would though.

  • Travel. Australia. Singapore. Thailand. Japan. Dubai. NL or UK. USA or Canada. All this will be done over a few years eventually.

  • Rolex? I do love a good Rolex. It would have to be a reward for myself conditional on an achievement. I would never just wake up and just buy one. I would need it to an incredible achievement and justification, something I earned.

  • Stocks. Once I get the war chest of savings I’m satisfied with, I’ll just start dumping money into stocks. I have no strategy other than to buy index funds and just hold. No secret sauce other than to just contribute, wait, and let it grow. Simplicity is key.

  • Vending machines. I would like to buy a machine or two and just dabble in this business for fun. There wouldn’t be any serious money to make but for the experience and vanity, why not?

  • Election 2023 is coming up in New Zealand. I am an ACT Party member and it’s a party whose values I feel strongly for. I would be happy to put my hand up and do volunteering for them, and hopefully meet some likeminded people along the way.

  • Regularly doing things. Giving myself balance. Events. Biking. Walking. The beach. Recreational things like that and going to different places and what have you.

Guiding Principles: - Pure autism. Just keep trying. There is no alternative.

  • I know what I want. It's just all contingent on the job. How can I get there with as little resistance or problems as possible.

  • It's all a numbers game. My philosophy is ask 100 people. Learn what the strike rate is. And just pure quantity. Eventually you get what you want.

  • Just keep pushing forward. I know what's right. Even if I'm wrong.

  • Selling is the easy part. The hardest part is actually sourcing for all of this. Whether it's finding good cars to resell. Laptops. Finding landlords who'll trust me with their property. Finding cabins. But I know if I try I'll eventually get people on board.

  • I make money when I buy. I don't spend money in businesses or buying cars or a Rolex. I'm simply transferring the value of money from cash and putting it into something. The interest is essentially front-loaded in the piece until I sell. It’s basically buying $10 piggy banks for $5 and profiting the $5. Except instead of a piggy bank it’s a MacBook Pro or a car.

  • Faking it until you make it. Trump is a good bullshitter. Eventually if you bullshit yourself around enough people, they delegate you the role or trust, and it can become a self-fulfilling prophecy. Then it technically crosses the boundary of not being bullshit.

  • Business isn't about originality. Everything is duplicatable. Elon Musk didn't do the first EV. Google wasn't the first search engine. Apple wasn't the first computer. I find it interesting to look at other businesses and see if there's something in them for myself.

  • The more you do, the more you appeal to people and get them doing business with you.

  • It's important to dump stupid ideas rather then get hung up on them. If they really cripple me, it's better to just get over it than to pretend to care for something that I apparently viscerally despite.

  • It takes a few months for things to gain their own momentum and traction. The first months will be bloody quiet.

Timeline

Steps I need to undertake for each role.

Moving out and getting to Auckland - Currently I face a recursive loop of not living in Auckland and being turned down for jobs. But the reason why I don’t live in Auckland is because I don’t have a job. I am seriously considering taking a leap, without a job, and then trying to apply. But I could be seriously fucked if the problem is me and not my address. - Why Auckland? Better opportunities for the property business and reselling. - The weather is better. - It's 35% of New Zealand's population in one place. It does have opportunities. I want to take advantage of it. Half of New Zealand’s population is within 150km of it - the golden triangle. That would present great opportunities.
- Feels like all the government investment goes there. Having recently been there, I can smell the money in the air there. Construction going on everywhere. Cranes in the air. Better roads. Newly built schools. More shops. The skyline. You can see progress around you. Construction in my town, by contrast, is easily less than 50 new houses a year built for a town of 6,000. It’s very stationery and dull. People are set in their ways.
- If it weren't Auckland, I would seriously consider Christchurch next but I'm unsure about their winters. I hate the cold and darkness. Christchurch is a much cheaper city. But is paying a little more in Auckland worth the money if it earns me more?

Getting a job - Just keep trying and bombard places with applications. It’s all a numbers game with employers too.
- I may have to just bloody move. Driving there and back costs $150 in fuel. That would basically almost pay for a bedroom in a flatting situation. - My CV is probably rubbish. I could work upon that. - I want this though. Night shift. Full time. Nothing filthy though. But I’m not ideological about the jobs at all. As long as it’s not janitorial or customer facing.

Finding a place - I want to live in the cheapest place possible when up there. I have found a caravan for rent for a good price each week. - I’m not necessarily yet concerned about this step as I’m not up there. If I secured a job my tune would change drastically.

Building the property business - Registering it officially. Worth waiting until after end of tax year for this and seeing the interest I have too. - Domain. Branding. Etc. - Advertising - Cold calling. Mail drops. Getting in touch with landlords. Contractors. Going to associations. This is why I need the day free.

Immediate Troubles

Not getting employed. I have a lot of weaknesses.

I'm applying from quite far away. I understand why employers wouldn't hire me. But I can't be sure that isn't just me.

No idea what to do in this regard. If it's my location holding me back, I would be stupid for staying here. But if it's me, then I could be in trouble.

I don't actually know anyone in Auckland. I'm a 8 hour drive away from home otherwise. No friends or family up there at all.

Only difference would really be GPUs, CPUs, ram, storage, and cases. Mobo and PSU can be standardised. I can get costs down by using a distributor. Buying in bulk. Etc. Ideally I buy 10% under MSRP value using part distributors. Then sell for 10% on top. And profit that 20% without looking too greedy or excessive. - Real Estate Sale Services I want to try my hand at offering a service exclusive to agents who want that extra spice when they sell. Offering to do 360 scans with a MatterPort. Drone photography. Photography. And the creme de la creme would be doing a cheap bootstrap website to market the property. This would be fairly cheap and may look like it's going the extra mile when selling a house. - Technology Subscription Store This is quite a low priority thing. Basically as I have distributor access, I could theoretically setup a store that can call on the API. I’ll undercut retailers by selling a little below MSRP. But for people to buy, they must subscribe to the website. So the Amazon Prime or CostCo model. That’s where my profit would be. The distributor takes care of shipping. No idea if there would be a market for this. - Home Buying Service I’m dissatisfied with current market pricing of housing, especially in Auckland. Though I have a price where I would want to buy a house. Half a million dollars. At these interest rates that would mean the property would only be slightly negatively cashflow. Of say, $100/wk. A gap that would ideally be closed as rates come down and you increase rents. The way I would do this is simply by replicating what other home buyer services do. Setting up signs. Direct mail. Cold calling. Find people who want to sell. And then sting with them it being decently under market value. Say a 30% discount. All this would take time. Months. Maybe even years. But I believe that if I try enough people, eventually someone will bite and find my service useful. That allows me decent time to secure a deposit and look good for the banks too. Basically I would be finding a house worth, say $750,000. Offering them 30% less, so $525,000. Slapping down a $105,000 deposit for the mortgage side of things. Then having a high equity, reasonably low mortgage (compared to others) house. Even if I hate the house, I would be ideally ahead that I could just fob it off and make some quick money. I want a decent quarter-acre 1930s to 1960s state house build. Something low maintenance and durable. It looking cosmetically old isn’t a problem. This will take a long time. - Tech reselling. I still do this though I feel I have hit a saturation point which is why I want to try these other businesses. I can and will still continue to resell tech up in Auckland. But I don’t want to depend on it being my only thing. At least with a job, even if this is the wrong path, I will have moved forward a little bit rather than just financially stagnating and saving far less with the increased costs. My income from tech reselling probably wouldn’t differ too much from moving. My costs would though. - Travel. Australia. Singapore. Thailand. Japan. Dubai. NL or UK. USA or Canada. All this will be done over a few years eventually. - Rolex? I do love a good Rolex. It would have to be a reward for myself conditional on an achievement. I would never just wake up and just buy one. I would need it to an incredible achievement and justification, something I earned. - Stocks. Once I get the war chest of savings I’m satisfied with, I’ll just start dumping money into stocks. I have no strategy other than to buy index funds and just hold. No secret sauce other than to just contribute, wait, and let it grow. Simplicity is key. - Vending machines. I would like to buy a machine or two and just dabble in this business for fun. There wouldn’t be any serious money to make but for the experience and vanity, why not? - Election 2023 is coming up in New Zealand. I am an ACT Party member and it’s a party whose values I feel strongly for. I would be happy to put my hand up and do volunteering for them, and hopefully meet some likeminded people along the way. - Regularly doing things. Giving myself balance. Events. Biking. Walking. The beach. Recreational things like that and going to different places and what have you. **Guiding Principles:** - Pure autism. Just keep trying. There is no alternative. - I know what I want. It's just all contingent on the job. How can I get there with as little resistance or problems as possible. - It's all a numbers game. My philosophy is ask 100 people. Learn what the strike rate is. And just pure quantity. Eventually you get what you want. - Just keep pushing forward. I know what's right. Even if I'm wrong. - Selling is the easy part. The hardest part is actually sourcing for all of this. Whether it's finding good cars to resell. Laptops. Finding landlords who'll trust me with their property. Finding cabins. But I know if I try I'll eventually get people on board. - I make money when I buy. I don't spend money in businesses or buying cars or a Rolex. I'm simply transferring the value of money from cash and putting it into something. The interest is essentially front-loaded in the piece until I sell. It’s basically buying $10 piggy banks for $5 and profiting the $5. Except instead of a piggy bank it’s a MacBook Pro or a car. - Faking it until you make it. Trump is a good bullshitter. Eventually if you bullshit yourself around enough people, they delegate you the role or trust, and it can become a self-fulfilling prophecy. Then it technically crosses the boundary of not being bullshit. - Business isn't about originality. Everything is duplicatable. Elon Musk didn't do the first EV. Google wasn't the first search engine. Apple wasn't the first computer. I find it interesting to look at other businesses and see if there's something in them for myself. - The more you do, the more you appeal to people and get them doing business with you. - It's important to dump stupid ideas rather then get hung up on them. If they really cripple me, it's better to just get over it than to pretend to care for something that I apparently viscerally despite. - It takes a few months for things to gain their own momentum and traction. The first months will be bloody quiet. **Timeline** Steps I need to undertake for each role. Moving out and getting to Auckland - Currently I face a recursive loop of not living in Auckland and being turned down for jobs. But the reason why I don’t live in Auckland is because I don’t have a job. I am seriously considering taking a leap, without a job, and then trying to apply. But I could be seriously fucked if the problem is me and not my address. - Why Auckland? Better opportunities for the property business and reselling. - The weather is better. - It's 35% of New Zealand's population in one place. It does have opportunities. I want to take advantage of it. Half of New Zealand’s population is within 150km of it - the golden triangle. That would present great opportunities. - Feels like all the government investment goes there. Having recently been there, I can smell the money in the air there. Construction going on everywhere. Cranes in the air. Better roads. Newly built schools. More shops. The skyline. You can see progress around you. Construction in my town, by contrast, is easily less than 50 new houses a year built for a town of 6,000. It’s very stationery and dull. People are set in their ways. - If it weren't Auckland, I would seriously consider Christchurch next but I'm unsure about their winters. I hate the cold and darkness. Christchurch is a much cheaper city. But is paying a little more in Auckland worth the money if it earns me more? Getting a job - Just keep trying and bombard places with applications. It’s all a numbers game with employers too. - I may have to just bloody move. Driving there and back costs $150 in fuel. That would basically almost pay for a bedroom in a flatting situation. - My CV is probably rubbish. I could work upon that. - I want this though. Night shift. Full time. Nothing filthy though. But I’m not ideological about the jobs at all. As long as it’s not janitorial or customer facing. Finding a place - I want to live in the cheapest place possible when up there. I have found a caravan for rent for a good price each week. - I’m not necessarily yet concerned about this step as I’m not up there. If I secured a job my tune would change drastically. Building the property business - Registering it officially. Worth waiting until after end of tax year for this and seeing the interest I have too. - Domain. Branding. Etc. - Advertising - Cold calling. Mail drops. Getting in touch with landlords. Contractors. Going to associations. This is why I need the day free. **Immediate Troubles** Not getting employed. I have a lot of weaknesses. I'm applying from quite far away. I understand why employers wouldn't hire me. But I can't be sure that isn't just me. No idea what to do in this regard. If it's my location holding me back, I would be stupid for staying here. But if it's me, then I could be in trouble. I don't actually know anyone in Auckland. I'm a 8 hour drive away from home otherwise. No friends or family up there at all. --- I want to post an update in a weeks time outlining what I've done to advance myself. The next steps.
