Moving

Since I last posted, a lot has changed. I was able to find a nice room in a boarding house. An opportunity was presented to move and I promptly took it. 3 months of rent has been prepaid on it. While it's more than my budget, it was an opportunity. Cost opportunity wise, it was cheaper to pay more than to remain in limbo as I was.

Job

I've been applying for jobs willy-nilly. Today I went to an interview and scored an employment agreement out of it. I haven't yet heard back about when I'll start specifically but it sounds like I have been taken on.

I don't intend on doing this forever. However it provides a solid baseline now of income for me which I'm pleased about. Effectively, this with the reselling on the side should start getting me about NZD$90k a year in income.

Reselling

I managed to move some items up with me. I'll be restarting the reselling business hopefully tomorrow (12 Apr). It's just a matter of organising the listings, seeing what I have, and then getting the listings up.

Now I'm in the city there's a decent opportunity to find deals in-person which I'm looking forward to.

Real Estate

In a sense, this was started on the 11th of April. I'm going to bootstrap the business up. I paid for a small advertisement on TradeMe which will last 90 days. I have a domain which simply redirects to the landlord information pack which provides more information.

The biggest challenge I have now is simply finding landlords. I have a hard fight because it's my first time advertising in-person in this kind of way.

My plan to grow the business is to cold call en masse using numbers in the phone book. I assume people old enough to keep numbers in their phone book are also the types to appreciate property as an investment. They'll tend to be the older type of demographic.

I am interested in mail drops as well but what I don't have with me is a printer. Though I'm not sure of what the success rate of a mail drop would be. Especially as most houses I drop the mail off are likely to themselves be rentals and not the property of landlords.

I could also consider other ways like directly messaging people in Facebook groups.

Building an online presence targeting the property management keywords.

Advertising is key. I know that with enough tries, eventually a landlord will entrust me.

Car Reselling

I want to try reselling cars on the side. I'm looking for > 2000 cars, < 180,000km under the $2k mark. Something which an intrinsic value a little higher. Simply underpriced. I can only do one car at a time. I have no choice but to park on the road.

Books

I haven't yet picked up writing the books yet, which is a shame. I would like to do a minimum of 500 words per day per book.


I have no real technique other than sheer numbers and autism. I just mass applied to homes until one bit, likewise with jobs. I assume with marketing real estate it'll be easy. Finding cars to resell is similar, it's just a matter of paying attention to what's on the market and being the first to snap it up. It's always statistically probable that people will underprice good cars.

Having a plan is the only way you'll ever succeed. It isn't a guarantee, but planning is the only way to get anywhere.

Maybe tackling some freelance article writing would be a more rapid start for the writing. There are more people looking for articles than there are publishers wanting books from unknown authors.
